The London Riverside redevelopment project is one of the largest re-development projects undertaken. It covers an area of 6km² within the Thames Gateway Area. Part of this redevelopment is the Beam Reach Scheme. The site is approximately 36 hectares and has been granted outline planning permission for the development of 101,000m² of industrial and office use.
The planning application was deemed to be acceptable by the LBH only if a legal agreement covering a number of issues was completed. The issues included:
- Provision for and maintenance of the two areas of wildlife habitat for the protected species currently found on the site.
The schedule of recommended conditions included the following:
- Detailed survey of the ecological interest of the application site to be carried out before the commencement of any work; and
- Two areas of nature conservation provided before commencement of any works on site.
The planning conditions for the development include therefore the provision of appropriate land management and landscaping to be incorporated into the detailed design and masterplanning of the development, and were signed and agreed by both the Environment Agency and Natural England.
